The macOS 10.12 Developer Preview supports the following Macs: • MacBook, iMac: Late 2009 or newer • MacBook Air, MacBook Pro, Mac mini, Mac Pro: 2010 or newer
Functionality not in macOS 10.12 beta • Faces in the Photos app do not sync across your devices. • The ability for your Apple Watch to unlock your Mac is not in this seed.

Just tried it on Mac 3,1 (2008) and it is not working. My Mac is more powerful than some 2010 releases.

It's only for Devs right now. You will need to wait until it's in Public Beta. I know I wouldn't share it. Know idea if a persons Apple ID is attached to it in anyway like most apps from the AppStore.

Downloading iOS 10 & macOS 10.12 now.
Once you get logged into http://developer.apple.com/download you can download both.

The Download doesn't work with Mac App Store after redeeming the code. There's just the activity indicator all the time and the "download" button is disabled after clicking on it. But nothing is downloaded :/
Am I the only one who has this issue?

Same problem, after it got stuck I deleted from Launchpad and now it wont download it again, cleared everything and even cleared the temp download folder, wont start download again.

It worked out for me after I clicked "Store" -> "Search for incomplete downloads"
